Finding BMV Property: Find the ugliest house in the street

 

There are many different reasons why property is available as a below market value listing, which means that there is no particular style of house that will appear as a BMV deal over another. Repossessed houses will often enjoy a below market value status and people who simply need to sell will often choose to go down the route in order to get a quick sale. Developers will also advertise deals on new projects that are not yet completed and investors with a keen eye for a bargain will often snap these up and sell them on at full price on completion of the whole development.

If you find a property for sale at a below market value price then do not be put off if you do not find it attractive. Too many investors only purchase property based on personal preferences but it is essential to think outside of the box. I am not suggesting that you purchase a monstrosity but it is a popular saying between property investors that you should never buy the nicest house on the street. The reason for this is that attractive properties have little potential for upward appreciation and uglier houses that can be improved will grow in value.

Think of it as an ugly duckling that will grow into a swan with some loving care and attention and remember that the neighbourhood is far more telling than the individual house. An unattractive house in a lovely area that has fallen into the BMV category for whatever reason can be easily turned into a home that is saleable at full price.
